Booking Terms and Conditions

Payment Policy

We require a 20% deposit to confirm a reservation. The final balance must be paid on departure, to include accommodation, dining, drinks and any other purchases made.

Cancellation Policy

Once your reservation has been confirmed, our agreement is a legal contract and any deposit you have paid is non-refundable. In the event of a cancellation prior to 7 days of your arrival date, your deposit will be retained but there will be no further charges made. In the event of a cancellation within 7 days of your arrival date, we will have to charge you for the full cost of your reservation. No allowance can be made for a failure of guests to arrive, curtailments or early departures, or for meals booked but not taken. All cancellations must be sent in writing by either email or letter (recorded delivery) to Wood House, Buttermere, Cockermouth, CA13 9FG. We recommend that you take out holiday insurance to cover any cancellation charges brought about by unforeseen circumstances.

Currency and Credit Cards

We accept payment by debit card, credit card or cash in GBP. We can accept personal cheques for deposits provided that there is sufficient time for the cheque to clear before arrival, but cannot accept cheques for final payment at the point of departure.

Arrivals & Departures

Your accommodation is available to you from 3.00pm on the day of arrival. If you would like to arrive earlier, with prior notice you are welcome to park your car or leave your bags. Please inform us if your arrival is likely to be after 10pm.

We ask that you vacate your room by 11.00am on the morning of your departure.


We are unable to accommodate children under 16 years of age in the house. If you arrive to stay in the house with children, we will not be able to accommodate you. You will still be charged in full for your booking.

We welcome families with children in the cottage.


We do not accept pets of any kind. Guests will be asked to leave if they bring pets into the building and charged in full for the reservation that has been made. A further charge of £100 will also be made to cover the cost of deep cleaning.

Allergies and Intolerance

If you suffer from a food allergy or intolerance, please let us know before your arrival. We take every care to avoid any cross contamination when processing a specific allergen free order, however as a domestic kitchen we are unable to guarantee an allergen free environment and are unsuitable for those with the most serious allergies.

The food we regularly serve contains the following allergens: gluten, nuts, eggs, milk (including lactose), fish, crustacea, molluscs, sulphites, soya bean, celery, mustard, sesame seeds, lupin flour.


We have spacious grounds where guests are able to smoke outside the buildings. There is no smoking permitted in any part of the house or cottage. Any guest who contravenes this will be asked to leave and charged in full for the reservation that has been made. An additional charge of £100 will also be made to cover for deep cleaning.

We do not permit the smoking of e-cigarettes in any part of the house or cottage.
